Period Property Painting Services

Lath-and-Plaster Walls

Lime plaster on wooden lath is found throughout Victorian and Edwardian properties. This surface has different absorption characteristics from modern plasterboard. Mist coat application is mandatory on bare lime plaster before any topcoat.

We assess plaster condition and apply stabilising primer where previous coatings are compromised. Damp patches and salt staining are addressed before painting begins.

Distemper Identification and Treatment

Distemper is a water-soluble paint common on ceilings and upper walls in period homes. Modern emulsion applied over distemper fails — the emulsion cannot bond to the chalky distemper surface.

We identify distemper with a simple test. Depending on extent and condition, we remove it with a stabilising wash or chemical treatment. Only then does modern emulsion follow.

Heritage Finishes and Compliance

Original Joinery and Woodwork

Original pine doors, sashes, architraves, and skirtings need careful preparation. Multiple paint layers often obscure moulding detail. We assess each piece and advise on stripping versus topcoat approach.

For comprehensive wood restoration, see our wood painting service.

Limewash and Heritage Finishes

Chimney breasts and period features sometimes have original limewash or heritage coatings. These breathe differently from modern paint and must be identified before any topcoat goes on.

We advise on whether limewash can be overpainted or whether a specialist lime-compatible finish is needed for conservation purposes.

Conservation Area and Listed Building Compliance

Jesmond and parts of Gosforth are conservation areas. Listed buildings may have restrictions on colours, finishes, and external alterations. We advise on compliance before work begins.

Here’s How It Works

1. Survey and Testing

We examine all surfaces and test for distemper, limewash, and previous coating types.

2. Distemper Removal

Where present, distemper is treated with stabilising wash or carefully removed depending on extent.

3. Plaster Assessment and Repair

Damp, cracking, or salt-stained plaster is addressed. Bare lime plaster receives stabilising primer.

4. Mist Coat Application

Lime plaster receives a dilute mist coat before any finish coats are applied.

5. Finish Coatings

Final colour coats applied. Woodwork stripped, primed, and finished separately as needed.

Full Interior — Four-Bedroom Victorian Terrace, Jesmond

Survey, distemper removal, mist coats, modern emulsion throughout, woodwork stripped and eggshell: £4,500 to £7,500. High ceilings and large rooms increase wall area and preparation time.

Two-Bedroom Flat with Listed Building Restrictions

Conservation-compliant colour selection and specialist finishes: £2,800 to £4,200. Listed building requirements are factored into the quote from the outset.

Five-Bedroom Period Detached, Ponteland

Extensive prep, premium heritage finishes throughout: £6,500 to £10,000+. Timeline depends on plaster condition and drying time between coats.

What Drives the Price

Three factors determine cost: house size and room count, surface condition and material type (distemper removal and damp repair add cost), and finish specification. Heritage paint systems and Farrow & Ball specifications are a premium investment.
